Project Farebrother [HMO]

- Award Winning Property

This property was acquired for our client in an exceptionally poor condition, and was renovated entirely to a high standard, converting the house into a 5 bed HMO (house of multiple occupancy).

The property is achieving above expected rents on the rooms.

Since the refurbishment, the property has been re-financed at the full expected value, even during the uncertain times of the Covid-19 pandemic.

This property was placed as joint winner for Best Before & After Empty Property at the Empty Homes Awards.

Project Weelsby [HMO]

This property was acquired for our client in a dated condition, and was renovated to a high standard, converting the house into a 5 bed HMO (house of multiple occupancy) in a unique area for such accommodation.

The property is achieving above expected rents on the rooms.

Since the refurbishment, the property has been re-financed at over 10% above the expected value, even during the uncertain times of the Covid-19 pandemic.

Project Bentley

This property was acquired in a significant state of disrepair.

We were able to secure this property for a client to purchase, renovate and then sell or add to portfolio as a rental property.

The house first needed a professional strip out, and was then renovated throughout, a full damp course, new central heating system, new kitchen, new bathroom, re-plaster throughout, full redecoration, as well as external maintenance.

The property attracted good tenant demand for rental, as well as for purchase. The investor decided to rent the property, achieving a top market rent given the quality of the renovation. It has since been re-financed at over 20% of the expected value (pulling out all initial investment).

Project Cleethorpes #1

This property was acquired in a significant state of disrepair. It had caused problems to the neighbours and the local Council for some time.

After a number of previous sales on this property did not materialise, we acquired the property and implemented a full scheme of renovation.

The house was renovated throughout, including upgrade to central heating system, new kitchen, new bathroom, re-plaster throughout, full redecoration, as well as external maintenance.

The property attracted good tenant demand for rental, as well as for purchase. It was decided to sell the property. Within 24 hours of going on the market, there were four viewings and it was sold to a new homeowner at full asking price.

Project Heneage #1 [Buy to Let]

This property was unoccupied, unregistered and in a dated condition when we acquired it. The vendor required a fast sale, which we were able to do.

This property was purchased from a retiring landlord. At time of purchase, the property was unoccupied and un-mortgageable due to the poor condition that it was in. We were able to complete the purchase during the restrictions of the Covid-19 lockdown.

The house was renovated throughout, including upgrade to central heating system, new kitchen, new bathroom, re-plaster throughout, full redecoration, as well as external maintenance.

Since the refurbishment, the property was rented out quickly and has been re-financed at over the expected value (pulling out majority of the initial investment), even during the uncertain times of the Covid-19 pandemic.

Project Summergangs #1

This property was acquired in just 12 business days from viewing to purchase completion!

The property showed good potential to be modernised and renovated back into a 3 bedroom family home, although it did need a significant scheme of renovation. Two features of particular appeal of this property were the views over East Park and it being in the catchment area for the popular Malet Lambert School.

The house was renovated throughout, including opening up the lounge and dining rooms for a modern open plan feel, upgrade to central heating system, new kitchen, new bathroom, re-plaster throughout, full redecoration, as well as external maintenance.

The property was sold to a new homeowner.
